A ring to tame them? No thanks. Today we just want a blanket on our lap and the peace of a Hobbit House!
For those who have dreamed at least once of stepping through the round door of House Baggins, here is an unforgettable stay in the hills of the Tuscan Maremma, inspired by the world created by Tolkien.
Electric fireplaces, rocking armchairs, the scent of pipe-weed and an excellent breakfast ("But the second breakfast? ") : welcome to the Shire!
What we will do
Check-in is from 16: 00 at the property in Civitella Paganico (GR). Upon arrival, you will be greeted by the staff at reception and escorted to your Hobbit House, set on an 85-hectare farm in the Tuscan Maremma.
The accommodation is inspired by Bilbo Baggins' home in the Shire, a cosy refuge born from the pen of J. R. R. Tolkien. Wooden walls, round door, electric fireplace, rocking chairs and lots of Lord of the Rings-themed details will drive fans of the saga crazy!
Inside you will find a double bed (with the possibility of adding a third single bed) and a private bathroom complete with shower, toilet, washbasin, bidet, organic toiletries and hairdryer.
Hobbit simplicity is combined with the typical comfort of a glamping: hot/cold air conditioning; outdoor relaxation area; incense, essential oils and candles to perfume the den; a wide choice of infusions and herbal teas; hot and cold water bottle; Wi-Fi and mini bar with drinks (extra charge) . Linen, towels and shower towels are included.
The accommodation is strategically located for visiting some of Tuscany's most beautiful landscapes: about 40 minutes' drive from Siena and the Val d'Orcia and a short distance from the Parco dell'Uccellina.
If, however, like the Hobbits, you don't want to stray too far from home, you can decide to enrich your stay with some optional activities to be paid for on the spot, such as an aperitif, a zero-kilometre dinner with a seasonal menu,exclusive access to the Hot Tub (larch tub with heated water) , e-bike rental to explore the surroundings, a 4x4 tour to discover the Maremma. .. and, to get even more into the role, the rental of Hobbit costumes!
A buffet breakfast is included and is served in the common room from 8: 00 to 10: 00, with sweet products and, on request, savoury options at no extra cost.
Check-out is by 10: 30 am.
Who it is aimed at
The Hobbit House is ideal for a couple, but can accommodate up to 3 persons.
For an additional single bed, a surcharge of 30€ is payable locally. For children sleeping in their parents' bed, only breakfast (10€) is payable locally. To communicate the presence of a child or request an extra bed, please contact the property at the contact details given in your booking confirmation email.
The accommodation is not wheelchair accessible.

Accommodation is available all year round. Check-in is from 16: 00 and check-out by 10: 30. Please communicate your arrival time to the contact details given in your booking confirmation email.
Small dogs (up to 3. 5 kg) are allowed free of charge, subject to prior notification.
The tourist tax of 2€ per person (except for children under 8 years of age) is not included in the fee and must be paid on site in cash.
The following additional services are available, to be booked directly with the hotel and paid on site
- aperitif served at the hotel, 20€ per couple;
- dinner in the dining room with a seasonal menu, 55€ per couple, drinks not included;
- bivouac dinner under the stars (April to October) or in the room, €65 per couple, excluding drinks;
- Hobbit costume hire for men and women, 30€ per costume;
- Hot Tub with exclusive access, 50€ per couple;
- e-bike rental, 20€ for half a day, 40€ for full day.
In case of allergies and/or food intolerances, please inform the facility in advance.
The facility cannot be reached by public transport. On request, a shuttle service is available (€10 per couple) from the Civitella Marittima and Paganico stations. Free parking is available at the accommodation.

What happens in case of bad weather?
If you have made a fixed date reservation and the weather conditions are not suitable for carrying out the activity safely (according to the expert opinion of the guide), you will be refunded the full amount paid. The guide may suggest an alternative date or time for the activity. You are free to choose whether or not to accept these suggestions. If you are unable to reschedule, we will proceed with a full refund! If you have set the date of your Gift Voucher and bad weather has prevented the activity from taking place, the Voucher remains valid until the expiry date indicated on it.
If I cancel the reservation, can I get a full refund?
For this activity, the cancellation policy is very strict. You get a full refund if you cancel within 31 days from the activity start date. Within 30 and 15 days from the activity start date you will get a 50% refund. You can find the full policies in the Cancellation Policy section.
